Thanks to the help of our community and supporters, PIHCO was able to purchase 2334 S. Oakley on November 30, 2022. There are 6 beautiful, large 2BR and 3BR apartments with back decks and a back yard. To all artists and larger families who believe in cooperation and community-- please learn more and apply!

A cooperative’s bylaws are like its constitution. Our bylaws define our purpose, governance structure, members’ voting rights, and formulas for calculating the value of a share, among other important questions.

PIHCO Occupancy Agreement / Contrato de Arrendamiento Permanente
A cooperative’s Occupancy Agreement (also known as a "proprietary lease") is like a permanent lease. Through this document, members and PIHCO agree on what happens if someone doesn’t pay, how repairs or alterations are handled, rules about subletting, and many other important terms.
El Contrato de Arrendamiento Permanente de una cooperativa es parecido a un contrato de arrendamiento, sino permanente. Define los términos bajo los cuales el accionista ocupa el apartamento. A través de este documento, los miembros y PIHCO acuerdan qué sucede si alguien no paga, cómo se manejan las reparaciones o alteraciones, las reglas sobre el subarrendamiento y muchos otros términos importantes.
